Tov\u00e1bbi biztos v\u00e1ltoz\u00e1st von maga ut\u00e1n a Forint helyzete a k\u00fclf\u00f6ldi deviz\u00e1khoz k\u00e9pest, illetve a m\u00e1rcius 23.-t\u00f3l \u00e9rv\u00e9nybe l\u00e9pett 100 b\u00e1zispontos (1%) jegybanki alapkamat emel\u00e9s. A jegybank infl\u00e1ci\u00f3s v\u00e1rakoz\u00e1sa sem t\u00fal biztat\u00f3 a j\u00f6v\u0151re n\u00e9zve. Cikk\u00fcnkben ezeket a t\u00e9nyez\u0151ket, \u00e9s v\u00e1rhat\u00f3 hat\u00e1sukat a magyarorsz\u00e1gi ingatlanpiacra vessz\u00fck g\u00f3rcs\u0151 al\u00e1.<\/p><p><strong>Kelet- eur\u00f3pai fegyveres konfliktus: <\/strong><\/p><p>Nem \u00e9rdemes j\u00f3sl\u00e1sba bocs\u00e1tkozni, milyen m\u00e9rt\u00e9k\u0171 visszaes\u00e9st \u00e9s milyen fok\u00fa anyagi vesztes\u00e9get k\u00f6nyvelhet\u00fcnk el a kialakult helyzetb\u0151l ad\u00f3d\u00f3an. Mivel el\u00e9g neh\u00e9z az orosz &#8211; ukr\u00e1n konfliktust politikai \u00e1ll\u00e1sfoglal\u00e1s n\u00e9lk\u00fcl elemezni, nem is menn\u00e9nk bele r\u00e9szletesebben. A kialakult helyzet miatt Oroszorsz\u00e1ggal szemben sz\u00e1mos szankci\u00f3t vezettek be, melyre v\u00e1laszul a r\u00e9gi\u00f3 olaj- \u00e9s g\u00e1zf\u00fcgg\u0151s\u00e9g\u00e9t kihaszn\u00e1lva igyekszik tomp\u00edtani anyagi vesztes\u00e9geit. Ez a vil\u00e1gon mindenhol a benzin- \u00e9s g\u00e1zolaj drasztikus dr\u00e1gul\u00e1s\u00e1t vonja maga ut\u00e1n, melynek hat\u00e1sait minden orsz\u00e1g egy\u00e9nileg igyekszik mitig\u00e1lni, haz\u00e1nkban p\u00e9ld\u00e1ul az \u00e1rplafon bevezet\u00e9s\u00e9vel. Az Eur\u00f3pai Uni\u00f3 az orosz g\u00e1zf\u00fcgg\u0151s\u00e9gt\u0151l pr\u00f3b\u00e1l szabadulni. V\u00e9lhet\u0151, hogy a jelenlegi esem\u00e9nyek gazdas\u00e1gi vonzatait majd csak a j\u00f6v\u0151ben fogjuk meg\u00e9rezni a szektoron, a jelenlegi \u00e1raz\u00e1son m\u00e9g nem \u00e9rezhet\u0151k. Az ingatlanpiac, ellent\u00e9tben az \u00e9p\u00edt\u0151ipari anyagok, vagy a fogyaszt\u00e1si cikkek piac\u00e1val, kev\u00e9sb\u00e9 volatilis szektor- az \u00e1rak v\u00e1ltoz\u00e1sa egy k\u00e9s\u0151bbi id\u0151pontban realiz\u00e1l\u00f3dik.<\/p><p><strong>Az ingatlanpiacot \u00e9rint\u0151 hazai hat\u00e1sok:<\/strong><\/p><p>H\u00e1rom szinte elv\u00e1laszthatatlan, meghat\u00e1roz\u00f3 mutat\u00f3 az infl\u00e1ci\u00f3, a jegybanki alapkamat \u00e9s a deviza\u00e1rfolyam. Az MNB frissen k\u00f6zz\u00e9tett jelent\u00e9se szerint az idei \u00e9vben v\u00e1rhat\u00f3 infl\u00e1ci\u00f3 7,5-9,8% k\u00f6z\u00e9 emelkedik. Ez a v\u00e1rakoz\u00e1s 2021 december\u00e9ben mind\u00f6ssze 5% volt. Ezt az emelked\u00e9st a jegybanki alapkamat emel\u00e9s\u00e9vel tudja a monet\u00e1ris tan\u00e1cs n\u00e9mileg kord\u00e1ban tartani \u00e9s szab\u00e1lyozni.<\/p><p>Az MNB id\u00e9n nem el\u0151sz\u00f6r emelt az ir\u00e1nyad\u00f3 kamaton, legut\u00f3bb m\u00falt h\u00e9ten sz\u00e1z b\u00e1zisponttal, 4,4 sz\u00e1zal\u00e9kra. A piac jelenleg tov\u00e1bbi emel\u00e9sre vagy emel\u00e9sekre is sz\u00e1m\u00edt a j\u00f6v\u0151ben. Nem seg\u00edt a helyzeten, hogy a Forint \u00e1rfolyama m\u00e1rcius elej\u00e9n az infl\u00e1ci\u00f3s adatokra \u00e9s h\u00e1bor\u00fas bizonytalans\u00e1gokra reag\u00e1lva nagyot romlott, r\u00f6vid id\u0151re b\u00e1r, de megk\u00f6zel\u00edtette a 400 Forintot 1 Euro piaci \u00e1rfolyama. A lakoss\u00e1gi jelz\u00e1logpiacon el\u00e9rhet\u0151 hitelkamatokat a jegybanki alapkamat emel\u00e9s szint\u00e9n n\u00f6veli, amit csak tet\u0151zni fog a Z\u00f6ld Otthon Program keret\u00e9nek kifogy\u00e1sa \u00e9s sz\u00e1mos <a href=\"https:\/\/www.homekey.hu\/de\/allami-tamogatasok\/\">t\u00e1mogat\u00e1s \u00e9v v\u00e9gi kivezet\u00e9se<\/a>. Jelenleg nagys\u00e1grendileg 5,5 \u2013 6 % k\u00f6z\u00f6tti kamattal tudunk hitelhez jutni, ami m\u00e9g a mostani kamatemel\u00e9s el\u0151tti sz\u00e1mokat t\u00fckr\u00f6zi. Amennyiben tov\u00e1bbra is tart\u00f3san emelkednek a hitelkamatok, cs\u00f6kkeni fog a v\u00e1s\u00e1rl\u00e1si kedv, illetve sz\u0171k\u00fcl azoknak a k\u00f6re, akik jelz\u00e1loghitelhez juthatnak.<\/p><p>A m\u00e1sik oldalon a mostani kamatk\u00f6rnyezetben nem felt\u00e9tlen fognak m\u00e1r ingatlanba &#8222;menek\u00fclni&#8221; a befektet\u0151k, mert pl.: a PM\u00c1P 7%-hoz k\u00f6zel\u00edt\u0151 &#8222;biztons\u00e1gos&#8221; kamata m\u00e1r alternat\u00edva lehet \u00fagy, hogy az ingatlanok exponenci\u00e1lis \u00e1remelked\u00e9s\u00e9vel a megt\u00e9r\u00fcl\u00e9s lassult. Budapesten sokszor m\u00e1r 5% alatti, viszont a vid\u00e9ki nagyv\u00e1rosokban m\u00e9g mindig el\u00e9rhet\u0151 a biztons\u00e1gos hozamszint feletti megt\u00e9r\u00fcl\u00e9s. Jelenleg a stagfl\u00e1ci\u00f3, vagyis a nagym\u00e9rt\u00e9k\u0171 infl\u00e1ci\u00f3 okozta gazdas\u00e1gi lassul\u00e1s szakasz\u00e1t \u00e9lj\u00fck meg, ami k\u00f6nnyen recesszi\u00f3ba fordulhat, ez\u00e9rt is lesz nagy jelent\u0151s\u00e9ge, hogy a h\u00e1bor\u00fa milyen m\u00e9rt\u00e9k\u0171 gazdas\u00e1gi k\u00f6vetkezm\u00e9nyekkel \u00e9ri majd el haz\u00e1nkat.
