sz\u00e1m\u00e1ra ismeretes, hogy az elm\u00falt \u00e9vekben hatalmas ingatlanboom ment v\u00e9gbe Magyarorsz\u00e1gon<a href=\"https:\/\/www.homekey.hu\/de\/mit-hozhat-2023-az-ingatlanpiacon\/\">, melynek v\u00e9ge \u0151sszel m\u00e1r sejthet\u0151 volt<\/a>, mostanra azonban eg\u00e9szen biztosan bebizonyosodott, hiszen a tranzakci\u00f3sz\u00e1mok a COVID 1. hull\u00e1ma alatt m\u00e9rt adatok al\u00e1 estek.<\/p><p><strong>Mi a visszaes\u00e9s oka?<\/strong><\/p><p>Ennek r\u00e9szben oka, hogy a BIRS (leegyszer\u0171s\u00edtve ez az a kamat, mely egy \u00e1tlagos 10 \u00e9ves futamidej\u0171 jelz\u00e1loghitel kamat\u00e1t mutatja), ami 2016. \u00f3ta jellemz\u0151en 3% alatt volt (a m\u00e9lyponton 1,24%, ekkor a szerencs\u00e9sek m\u00e9g a banki fel\u00e1rral egy\u00fctt is 2,5%-2,9% k\u00f6z\u00f6tt jutottak hitelhez), tavaly \u0151sszel el\u00e9rte a 11%-ot, amivel k\u00e9zif\u00e9ket h\u00fazott a hitelez\u00e9snek. Ez az adat m\u00e1ra 7,85%-ra konszolid\u00e1l\u00f3dott, de a piac beind\u00edt\u00e1s\u00e1hoz ez m\u00e9g mindig nagyon magas sz\u00e1m. Ezek mellett az <a href=\"https:\/\/www.homekey.hu\/de\/allami-tamogatasok\/\">ismert t\u00e1mogat\u00e1sok<\/a> nagy r\u00e9sze is kivezet\u00e9sre ker\u00fclt vagy megdr\u00e1gult, mely tov\u00e1bb s\u00falyosb\u00edtja a helyzetet.<\/p><p>Erre mondhatn\u00e1nk, hogy igen \u00e1m, de majd \u00e9n eladom k\u00e9szp\u00e9nzes vev\u0151nek az ingatlanom. Az\u00e9rt l\u00e1ssuk be, hogy amennyiben Budapesten \u00e9s agglomer\u00e1ci\u00f3ban szeretn\u00e9nk ingatlant eladni, akkor el\u00e9gg\u00e9 lesz\u0171k\u00fcl a piacunk, ha v\u00e1rjuk a vev\u0151nket, akinek 100 milli\u00f3s nagys\u00e1grend\u0171 a sz\u00e1mlaegyenlege.<\/p><p>Itt el is \u00e9rt\u00fcnk a t\u00e9m\u00e1nkhoz, hogy akiknek viszont val\u00f3ban van ennyi, vagy legal\u00e1bbis van befektetni val\u00f3 t\u00f6bb t\u00edz milli\u00f3s megtakar\u00edt\u00e1sa, milyen szempontokat vesz figyelembe?!<\/p><p><strong>Mit sz\u00e1mol a befektet\u0151?<\/strong><\/p><p>A r\u00f6vid v\u00e1laszunk, hogy megt\u00e9r\u00fcl\u00e9st, de enn\u00e9l kicsit \u00e1rnyaltabb a k\u00e9rd\u00e9s.<\/p><p>Az \u00e9rt\u00e9kbecsl\u00e9sek sor\u00e1n els\u0151sorban abb\u00f3l indulunk ki, hogy ha ez a befektet\u0151 nem tesz semmit a p\u00e9nz\u00e9vel, akkor mennyi kock\u00e1zatmentes hozamot tud realiz\u00e1lni? Erre seg\u00edts\u00e9g\u00fcnkre van a 10 \u00e9ves \u00e1llampap\u00edrok referenciahozama. Ez az adat az elm\u00falt j\u00f3 p\u00e1r \u00e9vben 2% k\u00f6r\u00fcl volt, ami arra \u00f6szt\u00f6n\u00f6zte a befektet\u0151ket, hogy kock\u00e1ztassanak, mert ezzel a hozammal m\u00e9g csak az infl\u00e1ci\u00f3t sem \u00e9rik el. Itt j\u00f6n a k\u00e9pbe, hogy mi az a fel\u00e1r, ami\u00e9rt hajland\u00f3ak kock\u00e1zatot v\u00e1llalni a befektet\u0151k? Ez, ami m\u00e1r egy igen szubjekt\u00edv dolog, de azt lehet mondani, hogy 2020. \u00f3ta \u00e1tlagosan ez a hozam 5-6% volt, teh\u00e1t az egyszer\u0171s\u00e9g kedv\u00e9\u00e9rt mondjuk azt, hogy 3-4% fel\u00e1r volt sz\u00fcks\u00e9ges a kock\u00e1zatmentes hozamon fel\u00fcl ahhoz, hogy a befektet\u0151k kock\u00e1ztass\u00e1k a p\u00e9nz\u00fcket \u00e9s a k\u00e9nyelmes \u00e1llampap\u00edr helyett ingatlant vegyenek \u00e9s lemondjanak a likvidit\u00e1s k\u00e9nyelm\u00e9r\u0151l is, hiszen sz\u00fcks\u00e9g eset\u00e9n egy ingatant vesztes\u00e9g n\u00e9lk\u00fcl nehezebb p\u00e9nz\u00e9 tenni, mint eladni egy \u00e1llampap\u00edrt. \u00a0A vil\u00e1g viszont v\u00e1ltozott, j\u00f6tt a COVID, az Ukr\u00e1n konfliktus \u00e9s az infl\u00e1ci\u00f3. A fent eml\u00edtett hitelkamatok elsz\u00e1lltak, vele egy\u00fctt viszont a kock\u00e1zatmentes \u00e1llampap\u00edrhozamok az eml\u00edtett 2%-b\u00f3l eg\u00e9szen 11%-ig meneteltek. Itt visszat\u00e9r\u00fcnk a fent elkezdett p\u00e9ld\u00e1nkhoz, ahol is meg\u00e1llap\u00edtottuk, hogy ehhez a kock\u00e1zatmentes hozamhoz adjuk hozz\u00e1 a kock\u00e1zati fel\u00e1rat, ami jelen esetben szint\u00e9n az egyszer\u0171s\u00e9g kedv\u00e9\u00e9rt legyen a fent eml\u00edtett 3-4%, \u00edgy a racion\u00e1lis befektet\u0151 15% k\u00f6r\u00fcli hozamot v\u00e1r el hossz\u00fat\u00e1von az\u00e9rt, hogy ma ingatlanba fektessen. Ez sajnos ma m\u00e1r nem m\u0171k\u00f6dik, \u00edgy \u00e9rdemes \u00fajrasz\u00e1molni a k\u00edn\u00e1lati \u00e1rakat, amennyiben szeretn\u00e9nk, hogy ingatlanunk elkeljen.
