\u201etiszt\u00edtjuk\u201d a sokszor ijeszt\u0151nek t\u0171n\u0151 vagy \u00e9pp t\u00fal sok szakzsargonnal ell\u00e1tott ingatlanpiaci fogalmak jelent\u00e9s\u00e9t. Most pedig tov\u00e1bb is megy\u00fcnk: \u00edme, a k\u00f6vetkez\u0151 defin\u00edci\u00f3s etap a h\u00e1rom k\u00f6z\u00fcl!<\/p><p><strong>Ingatlanpiaci alapfogalmak: \u201eF\u201d bet\u0171s defin\u00edci\u00f3k<\/strong><\/p><ul><li><strong>Fagyhat\u00e1r<\/strong><\/li><\/ul><p>Az a m\u00e9lys\u00e9g, ahol m\u00e1r biztosan nem fagy \u00e1t a talaj a leghidegebb h\u0151m\u00e9rs\u00e9kletben sem. Haz\u00e1nkban ez nagyj\u00e1b\u00f3l 50 cm k\u00f6r\u00fcli szokott lenni (a talajszintt\u0151l sz\u00e1m\u00edtva).<\/p><ul><li><strong>F\u00e9lszoba<\/strong><br \/>Itt r\u00f6gt\u00f6n azzal kezdj\u00fck, hogy ez a kifejez\u00e9s hivatalosan m\u00e1r nem is l\u00e9tezik \u2013 de olyan sokan haszn\u00e1lj\u00e1k a mai napig, hogy egyszer\u0171en nem mehet\u00fcnk el mellette sz\u00f3 n\u00e9lk\u00fcl. A \u201ef\u00e9lszoba\u201d kifejez\u00e9s eredetileg olyan lak\u00f3szob\u00e1t jelentett, amelynek alapter\u00fclete nem \u00e9ri el a 12 n\u00e9gyzetm\u00e9tert; ma viszont m\u00e1r minden olyan helyis\u00e9get egyszer\u0171en szob\u00e1nak nevez\u00fcnk, amely 8 n\u00e9gyzetm\u00e9ter feletti m\u00e9ret\u0171.<\/li><li><strong>Foglal\u00f3<\/strong><br \/>Ez az a p\u00e9nz\u00f6sszeg, amelyet a szerz\u0151d\u00e9s megk\u00f6t\u00e9sekor ad a vev\u0151 az elad\u00f3nak a k\u00f6telezetts\u00e9gv\u00e1llal\u00e1sa jel\u00e9\u00fcl \u2013 de fontos, hogy a szerz\u0151d\u00e9sben ennek egy\u00e9rtelm\u0171en ki kell der\u00fclnie. A foglal\u00f3 nem azonos az el\u0151leggel: ez ut\u00f3bbi p\u00e9ld\u00e1ul mindig visszaj\u00e1r, ha meghi\u00fasul az ad\u00e1sv\u00e9tel! Azt is hasznos tudnotok, hogy ha kifizett\u00e9tek a foglal\u00f3t, de az elad\u00f3 \u00fagy d\u00f6nt, m\u00e9gsem nektek adja el az ingatlant, akkor dupl\u00e1n kell visszaadnia a foglal\u00f3 \u00f6sszeg\u00e9t.<\/li><\/ul><p><strong>Ingatlanpiaci alapfogalmak: \u201eG\u201d \u00e9s \u201eH\u201d bet\u0171s defin\u00edci\u00f3k<\/strong><\/p><ul><li><strong>Garzon<\/strong><br \/>Ezt a kifejez\u00e9st \u00e1ltal\u00e1ban a \u201eleg\u00e9nylak\u00e1ssal\u201d k\u00f6tik \u00f6ssze, nem is v\u00e9letlen\u00fcl: ez egy kis alapter\u00fclet\u0171, maximum 40 n\u00e9gyzetm\u00e9teres lak\u00e1s, mely vagy egy-, vagy f\u00e9lszob\u00e1s. A nappali \u00e9s a h\u00e1l\u00f3 egy helyis\u00e9get jelentenek a garzonokban, viszont a f\u00fcrd\u0151, a WC \u00e9s a konyha k\u00fcl\u00f6n szoktak lenni. A st\u00fadi\u00f3lak\u00e1s azonban m\u00e1r nem azonos a garzonnal: ezek a lak\u00e1sok ugyanis egyl\u00e9gter\u0171ek, itt nincs lev\u00e1lasztva egyetlen helyis\u00e9g sem.<\/li><li><strong>Haszn\u00e1latbav\u00e9teli enged\u00e9ly<\/strong><\/li><\/ul><p>Ha van b\u00e1rmely olyan \u00e9p\u00edtm\u00e9nyetek vagy ak\u00e1r \u00e9p\u00fcletr\u00e9szetek, amelyre \u00e9p\u00edt\u00e9si enged\u00e9lyt kellett k\u00e9rnetek, akkor tarts\u00e1tok \u00e9szben, hogy bizony az \u00e9p\u00edtm\u00e9ny elk\u00e9sz\u00fclte ut\u00e1n haszn\u00e1latbav\u00e9teli enged\u00e9lyt is kell k\u00e9rni. Ez tulajdonk\u00e9ppen azt jelenti, hogy enged\u00e9lyt ad az \u00e9p\u00edt\u00e9s\u00fcgyi hat\u00f3s\u00e1g arra, hogy alkalmass\u00e1 v\u00e1lt az \u00e9p\u00edtm\u00e9ny rendeltet\u00e9sszer\u0171 \u00e9s biztons\u00e1gos haszn\u00e1latra. Ez az\u00e9rt is l\u00e9nyeges, mert am\u00edg nem kapj\u00e1tok meg, \u00e9p\u00edt\u00e9si hiteln\u00e9l 5% hitel\u00f6sszeget visszatart a bank.<\/p><ul><li><strong>Hasznos\u00edthat\u00f3 ter\u00fclet<\/strong><\/li><\/ul><p>Ez a fogalom nem keverend\u0151 \u00f6ssze a hasznos alapter\u00fclettel, melyet az <a href=\"https:\/\/www.homekey.hu\/en\/ingatlanpiaci-kisokos-i-resz\/\">el\u0151z\u0151 cikk\u00fcnkben<\/a> taglaltunk. A hasznos\u00edthat\u00f3 ter\u00fclet jelent\u00e9se tulajdonk\u00e9ppen logikus: a brutt\u00f3 ter\u00fcletb\u0151l levonjuk a k\u00fcls\u0151 falakat, a bels\u0151 parkol\u00f3t \u00e9s az esetleges nagyobb jelent\u0151s\u00e9g\u0171 f\u00fcgg\u0151leges \u00e1tt\u00f6r\u00e9seket, \u00edgy kapjuk meg ezt a ter\u00fcletet, melyet \u201e\u00e9rdemben\u201d fel tudunk haszn\u00e1lni.<\/p><ul><li><strong>Haszon\u00e9lvezeti jog<\/strong><\/li><\/ul><p>Aki ezt a jogot birtokolja, az jogosult m\u00e1s szem\u00e9ly tulajdon\u00e1ban \u00e1ll\u00f3 ingatlant (vagy ing\u00f3 dolgot) birtok\u00e1ban tartani \u00e9s haszn\u00e1lni \u2013 s\u0151t ak\u00e1r hasznait is szedni. Fontos kit\u00e9tel viszont, hogy a jogviszony megsz\u0171n\u00e9se ut\u00e1n az adott dolgot vissza kell adnia, m\u00e9ghozz\u00e1 az \u00e1llag\u00e1nak s\u00e9relme n\u00e9lk\u00fcl. A haszon\u00e9lvezeti jog hat\u00e1rozott id\u0151re sz\u00f3l, \u00e9s be kell jegyeztetni az ingatlannyilv\u00e1ntart\u00e1sba. Nem akad\u00e1lyozza meg viszont az ingatlan elad\u00e1s\u00e1t: ilyenkor az haszon\u00e9lvezeti joggal egy\u00fctt ker\u00fcl elad\u00e1sra.<\/p><ul><li><strong>Helyrajzi sz\u00e1m<\/strong><\/li><\/ul><p>Ez a minimum 3 jegy\u0171 sz\u00e1msor l\u00e9nyeges r\u00e9sz\u00e9t k\u00e9pezi az ingatlan ad\u00e1sv\u00e9teli szerz\u0151d\u00e9seknek, hisz az ingatlanok nyilv\u00e1ntart\u00e1si sz\u00e1m\u00e1t jelenti az illet\u00e9kes F\u00f6ldhivatalokn\u00e1l. Ez a sz\u00e1m visszak\u00f6sz\u00f6n az \u00f6sszes kapcsol\u00f3d\u00f3 hivatalos iraton is. Ha legk\u00f6zelebb helyrajzi sz\u00e1mmal tal\u00e1lkoztok, j\u00f3, ha tudj\u00e1tok, hogy amelyikn\u00e9l a perjel ut\u00e1n sz\u00e1mot l\u00e1ttok, ott meg van osztva a telek; amelyikn\u00e9l pedig bet\u0171k k\u00f6vetik a perjelet, ott t\u00f6bb \u00e9p\u00fclet tal\u00e1lhat\u00f3.<\/p><ul><li><strong>H\u00c9SZ<\/strong><\/li><\/ul><p>Ez a szimpatikus mozaiksz\u00f3 nem fed m\u00e1st, mint a Helyi \u00c9p\u00edt\u00e9si Szab\u00e1lyzatot: az ingatlanokn\u00e1l az adott telep\u00fcl\u00e9s \u00f6nkorm\u00e1nyzati rendelet\u00e9nek, a helyi saj\u00e1toss\u00e1goknak megfelel\u0151en kell az \u00e9p\u00edtkez\u00e9st v\u00e9gezni.<\/p><ul><li><strong>H\u0151h\u00edd<\/strong><\/li><\/ul><p>A h\u0151h\u00edd tulajdonk\u00e9ppen egy hib\u00e1t jelent: ez az \u00e9p\u00fcletnek az a r\u00e9sze, amelyen gyorsabban \u00e1tjut a h\u0151energia, mint a t\u00f6bbi helyen.
